A manager who knows your building

Each property manager looks after a limited number of buildings, so they know yours well and give it the time it deserves.

Independent contractors, commission-free

We choose contractors on merit and work commission-free, so every pound of the service charge goes into the building.

Free building visit

Thinking of switching? We'll have a chat and visit the building for free, and the decision stays entirely yours.

Switching questions

How long does switching take?

Usually the length of your current agent's notice period, often around three months. We use that time to plan the handover, so the service continues seamlessly.

Who can decide to change managing agent?

Whoever appoints the agent under the lease: usually the board of a resident management company or Right to Manage company, or the freeholder. Where a third-party freeholder appoints the agent and leaseholders want a change, Right to Manage may be an option.

Do leaseholders have to be consulted?

A management agreement lasting more than twelve months can be a qualifying long-term agreement, which needs Section 20 consultation if any leaseholder will pay more than £100 a year towards it. We will confirm whether this applies and run the consultation with you where it does.

How do you make sure the handover goes smoothly?

Service charge money is held on trust for the leaseholders, and the RICS Residential Management Code expects outgoing agents to hand over funds and records promptly. We manage the handover for you and keep the directors updated at every stage.
